Fields
The fields it needs
Assign every field to the recipient who has to fill it in. A field with no owner is the most common reason a document comes back unfinished.
| Field | Who fills it | Required |
|---|---|---|
| Signature | Every tenant and the landlord | Yes |
| Full name | Every tenant | Yes |
| Address | Tenant | Yes |
| Monthly rent | Landlord | Yes |
| Start and end date | Landlord | Yes |
| InitialsOn the pages that carry house rules. | Tenant | Yes |
| Deposit amountA payment field, collected at signature. | Tenant | Yes |
Payment
Take the money at the signature
The deposit is the reason this document drags. Collect it as a payment field inside the signing session and the lease and the money complete together.

What to get right
- Split the deposit across co-tenants rather than chasing one person for the whole amount.
- Put initials on every page that carries an obligation. A signature on the last page alone is weaker.
- Route it so the landlord counter-signs last, which means a countersigned lease never goes out before the tenant has committed.
